American Health Partners Announces Sale of American Health Communities (AHC) and REHAB America Divisions

FRANKLIN, Tenn., Oct. 30, 2024 – American Health Partners, a leading provider of senior healthcare services, today announced a definitive agreement to sell its American Health Communities (AHC) and Rehab America divisions to a joint venture between CareTrust REIT, Inc., a publicly traded Real Estate Investment Trust (REIT) and a leading privately held real estate investment firm.

Under the terms of the agreement, the joint venture will own the AHC locations, ensuring the physical assets remain part of a strong, experienced real estate investment portfolio. Four respected operators— The Ensign Group (Nasdaq: ENSG), PACS Group (NYSE: PACS) and Links Healthcare Group, and a regional operator—will lease and manage the AHC facilities, overseeing daily operations, patient care, and clinical services.

The transaction is anticipated to close by the end of 2024
